We are now seeing private residences for sale, branded island estates, mansions, resort-managed homes and private island ownership.

Baccarat Hotel & Residences Maldives
Baccarat Hotel & Residences Maldives is expected to open in 2027 in South Male Atoll.
The project is planned as a major luxury development with beach and overwater hotel villas, private residences, large mansions and private islands.
It is one of the strongest examples of the new Maldives model, where a hotel opening becomes a residence project, a lifestyle statement and a real estate investment at the same time.
The resort will be located in South Male Atoll, around 45 minutes by boat from Velana International Airport.
Nobu Hotel, Residences and Restaurant Maldives
Nobu is entering the Maldives with a hotel, residences and restaurant project in Laamu Atoll.
The project is planned on Munyafushi Island and will include 26 beach villas, 30 overwater villas and only 10 Nobu Island Estate Residences.
Each Nobu residence is planned on its own private island, with private yacht access.
This is one of the clearest examples of the direction the Maldives is taking, not just hotel rooms, not just villas, but private island ownership linked to a global hospitality and dining brand.
SAMANA Ocean Views interiors by ELIE SAAB
SAMANA Ocean Views interiors by ELIE SAAB is another branded residence project to watch.
The development is expected to include beachfront villas, overwater bungalows and poolside apartments, with interiors by ELIE SAAB.
This project is more real estate-led than the classic one island, one resort concept. It is designed around resort-style living, private ownership and branded interiors.
SAMANA Ocean Views interiors by ELIE SAAB belongs to the future branded residence pipeline.
The project is expected to include beachfront villas, overwater bungalows and poolside apartments, with ELIE SAAB interiors and resort-style facilities.
This is another sign that the Maldives is becoming a destination for branded real estate, not only luxury resort stays.
Aman Maldives
Aman Maldives is expected in Vaavu Atoll and is one of the most anticipated future openings in the country.
The project is expected to include an Aman resort and Aman Residences.
Aman’s arrival would be a major milestone for the Maldives. The brand fits naturally with the destination’s most private, low-density, ultra-luxury side.
Mandarin Oriental Residences at Bolidhuffaru Reef
Mandarin Oriental Bolidhuffaru Reef Resort is planned in South Male Atoll, across three private islands.
The project was originally announced for 2025, but the opening has clearly moved.
Early information announced 120 stand-alone villas, including overwater and beachfront villas, plus branded residences.
This is another strong sign of the changing Maldives market : large villas, several islands, branded residences and a major international luxury brand in one project.

Zamani Islands private estates and mansions
Zamani Islands is one of the most ambitious developments currently planned in the Maldives.
Located in South Male Atoll, the project is planned across eight islands and includes private estates, mansions, residences, three resorts, a yacht club and the first superyacht marina in the Maldives.
Its first phase is expected to focus on private estates and mansions.
This is not a normal resort opening. It is a multi-island destination, a marina project and a hospitality project at once.
Bulgari Resort Ranfushi Maldives
Bulgari Resort Ranfushi Maldives is planned in Raa Atoll and is expected to include beach villas, overwater villas and a standalone Bulgari Villa on its own private island.
This remains one of the most anticipated luxury openings in the Maldives.
