A new artificial islands project development for tourists, called Projekt Delfin, is scheduled for 2025 in Maldives. Located in Tholhimaraa Huraa, a lagoon in South Male Atoll, the integrated tourism development project is held by Atoll Estates Holding, an Hospitality Real Estate Developer & Operator registered in Abu Dhabi.

Abu Dhabi registered Atoll Estates Holding has announced the launch of Projekt Delfin, a new luxury tourism development promoted as the first to depend on renewable energy sources for its operations.
It is anticipated that the multi-million dollar Projekt Delfin will welcome visitors in 2025 and is being created by some of the best architects and designers in the world who have ties to the Middle East.

Projekt Delfin is located between Fihalhohi and Rihiveli resorts.

Tholhimaraa Huraa lagoon is located in South Male Atoll at 40 minutes by boat from Velana international airport. There are a few small islands and sandbanks on the site, which are 5 km long and 1.35 km wide.
Dmitry Bourtov and Amit Majumder, the development’s co-founders, announced in a press release that the development will be net-carbon neutral without compromising visitor comfort, boosting their overall experience.
“The possibility to create a distinctive, sustainable, and exclusive resort in the Maldives’ high-profit tourist sector is rare” – added Bourtov and Majumder.
Atoll Estates has created a 100 percent subsidiary company in the Maldives called Prime Atoll Maldives Pvt Ltd. solely for the development and operation of the project.
Projekt Delfin Development impact on Maldives Environment
The question of the deep impact of Projekt Delfin on the fragile and precious Maldives environment is questioned.
Tholhimaraa Huraa lagoon has in its heart a few tiny islands and sandbanks, thus land reclamation is inevitable for resort’s construction.
Projekt Delfin is scheduled to have 3 resorts in the lagoon.
The construction would be spread across several islands, and the proposed 3 resorts will be at least 500 meters apart from one another and connected by overwater walkways. Additionally planned are a marina for yachts and 24 restaurants and bars.

Impact on the lagoon and the environment
The release mentions that in order to have a minimal impact on the lagoon environment, no dredging will be conducted and the site will be reclaimed with deep sea sand for the construction of the resorts under the supervision of Atoll Estate Marine Conservation and Sustainability consultants.
The Abu Dhabi real estate developer also announced that marine sustainability is a priority for the company so the land reclamation will avoid areas of marine habitats and coral formation with a special care given to sediment dispersal.
50 hectares of mature trees and bushes will be added to the islands
Other projects are planned to lessen the impact of land reclamation. The development will add roughly 50 hectares of mature trees and bushes to the area’s greenery once it is finished. After the land reclamation, a comprehensive coral rejuvenation program will start.
Artificial Islands are Booming In the Maldives
Since 2004, the number of artificial islands have been increasing in Maldives. Several islands have been created in Maldives the past years, for tourists ( see Crossroads Maldives and Fari Islands ) and for locals ( see Hulhumale Island ).
Both North and South Male Atolls are now overcrowded with resorts, living no more islands for hotel developments.
Hotel Companies are desperately looking to operate resorts the closest to Male airport as possible to reduce transfer duration for travelers.
Due to this large demand, the Maldivian government has increased authorizations for land reclamation ( including in protected areas of the Maldives).
